Conveyancing Purchases

Whether it’s your dream home, an investment property, your first home, or an holiday home, our team of experts at Adlington Law are here to guide you through your purchase with clear fixed-fees and friendly, no-nonsense advice for anyone purchasing a property without a mortgage.

Instruct our conveyancing solicitors

As soon as you have accepted an offer on your house, you should get in touch with our specialist conveyancing solicitors, and we will get to work on your property purchase.

Conveyancing searches on your new home

After the initial stages, your designated conveyancing solicitor will carry out the necessary searches on your new home, including Local Authority Searches and Water Searches.

Raise any enquiries necessary

After recieving the results to your searches, your conveyancing solicitor will raise any enquiries with the seller's solicitor to ensure that you are happy with every aspect of your new house.

Exchange of contracts & dates agreed

Once the buyers' and the sellers' solicitors are satisfied that everything is in order they will then arrange an exchange of contracts. This step marks the creation of legally binding contract to complete and exchange keys on chosen day.

Completion date - collect the keys & move in

On completion date, your conveyancing solicitor will receive the legal transfer document, together with all the relevant documents for the property, and the release of the keys will be authorised for your new house.

A friendly, caring team, that put you first

Because we are a close, smaller team of conveyancing solicitors, you don’t have to worry about chasing us up on anything to do with your property matter, as can be the case in larger firms. You can rest assured that your conveyancing solicitor will know you by name, will be familiar with the status of your file, and will always ensure to keep on top of it, and keep you regularly informed.

Keep it simple

Here at Adlington Law, we are far from the large-scale, impersonal solicitors firms you might have heard of or used previously. Our conveyancing solicitors are real people and we know that you are too. We also know that solicitors can get a bad reputation for being cold, and speaking in legal jargon that. Because of this, our team of conveyancing solicitors ensure that we will always keep your property matters simple and discuss each step of your transaction with you in plain, easy-to-understand language, that will not leave you second guessing what’s actually going on.
